LAKE HOUSE RENTAL LIABILITY AGREEMENT

This Rental Liability Agreement is entered into by and between Edgeless Beauty Group ("Owner") and [RENTER NAME] ("Renter").

1. Assumption of Risk

• The Renter acknowledges that use of the Lake House, the lake, docks, watercraft, and all recreational equipment involves inherent and unavoidable risks, including but not limited to drowning, bodily injury, illness, and property damage.
• The Renter voluntarily and knowingly assumes all such risks, both known and unknown, on behalf of themselves and every guest in their party.
• The Renter affirms they and their guests are in good health and physically capable of the activities they choose to undertake.

2. Release and Waiver of Liability

• The Renter hereby releases, waives, and discharges Edgeless Beauty Group and its owners, officers, employees, and agents from any and all liability for any loss, damage, injury, or death arising from use of the property or its amenities.
• This release applies to the Renter, all guests, invitees, and minor children in the Renter's care.
• This waiver is binding to the fullest extent permitted by Wisconsin law.

3. Rules of Conduct

• Maximum occupancy and the three (3) vehicle limit must be observed at all times.
• No smoking is permitted inside the residence. No parties, events, or commercial gatherings are allowed.
• Quiet hours are observed from 10:00 PM to 7:00 AM in respect of neighbors.
• The Renter is solely responsible for the conduct of every guest and invitee during the rental period.

4. Watercraft & Recreational Equipment

• Operation of the boat or wave runners requires a valid boating license and a minimum of fifty (50) logged hours of boating experience, and is subject to advance approval by the Owner.
• Operating any watercraft under the influence of alcohol or drugs (OUI) is strictly prohibited and will result in immediate termination of the rental.
• All occupants of any watercraft must wear a properly fitted, U.S. Coast Guard-approved life jacket as required by Wisconsin law.

5. Property Damage & Indemnification

• The Renter is financially responsible for any damage to the property, watercraft, furnishings, or equipment occurring during the rental period, normal wear excepted.
• The Renter agrees to indemnify and hold harmless the Owner against all claims, demands, costs, and expenses (including reasonable attorney's fees) arising from the Renter's use of the property.
• A mandatory cleaning fee of $250 applies to every stay. A $100 gas deposit applies when watercraft is requested; it covers fuel used during the stay, any unused portion is returned, and fuel used beyond the deposit is billed at cost.

6. Occupancy & Guests

• Only guests registered on this booking may occupy the property. Unregistered overnight guests are not permitted.
• The Renter must ensure that all minors are supervised at all times when on or near the water.
• Guests under the age of 16 must have their own properly fitted life jacket available.

7. Acknowledgment & Governing Law

• This Agreement is governed by and construed in accordance with the laws of the State of Wisconsin.
• If any provision is held unenforceable, the remaining provisions shall continue in full force and effect.
• By signing below, the Renter affirms they have read, understood, and voluntarily agree to all terms of this Agreement.

Welcome to the Edgeless Beauty Group Lake House on beautiful Okauchee Lake. We hope you enjoy a relaxing and rejuvenating stay. Please read this manual carefully — it contains everything you need for a safe and comfortable visit.

Check-In & Check-Out

• Check-In: 4:00 PM. A keyless entry code will be sent to you 24 hours before your arrival.
• Check-Out: 10:00 AM. Please complete the departure checklist before you leave.

House Rules

• Maximum occupancy is 8 people.
• No smoking anywhere inside the residence.
• No parties or events of any kind.
• Quiet hours are 10:00 PM – 7:00 AM.
• Maximum of 3 cars on the property.
• Please remove shoes inside and treat the home with care.

Okauchee Lake Rules

• Observe all posted no-wake zones, especially within 100 feet of shore, piers, and swimmers.
• Slow-no-wake hours apply from sunset to 10:00 AM.
• Be courteous to neighboring properties and other lake users.
• Do not disturb wildlife or shoreline vegetation.

Boat Use Requirements

• Operators must have 50+ logged hours of boating experience.
• A valid boating license is required and must be approved by the admin in advance.
• Operating under the influence (OUI) is strictly prohibited.
• Return the boat to the lift and connect the charger after every use.

Life Jacket Requirements

• Wisconsin law requires a properly fitted, U.S. Coast Guard-approved life jacket for every person on board.
• Children under 16 must wear a life jacket at all times on or near the water — please bring one per minor.

Fishing Guide

• Okauchee Lake is home to musky, walleye, largemouth bass, northern pike, and panfish.
• A valid Wisconsin fishing license is required for anyone 16 and older (available at gowild.wi.gov).
• Observe all DNR size and bag limits. Please practice catch-and-release for musky.
• Rinse and stow any borrowed fishing gear after use.

Departure Checklist

• Start the dishwasher and dispose of all trash in the bins outside.
• Turn off all lights and set the thermostat to 65°F (winter) / 75°F (summer).
• Close and lock all windows and doors.
• Return the boat and any watercraft to their lifts and connect chargers.
• Take all personal belongings — check closets and drawers.
